The works comprised of a full M&E fit-out across one floor of the building. Prior to commencing the fit-out works DL M&E completed the strip-out of all existing services which included the removal of the 3 no. heating system and 3 no. gas supplies to the building being capped within the landlords plantroom.
DL M&E carried out the full HVAC installation which included the 1 no. Mitsubishi heat recovery air-conditioning system to provide heating & cooling and 1 no. Mitsubishi DX Split System installed within the Comm’s Room. The ventilation strategy was primarily mechanical ventilation via 2 no. Mitsubishi Lossnay Units, although in the Taskspace was a mixture of mechanical and natural ventilation via openable windows which included a traffic light CO2 monitoring device. New extract systems were installed for the WC’s, Tea Point and Printer areas. There was new mains cold water pipework to all outlets to each of the WC Areas and Tea Points that were equipped with local electric water heaters, also with Zip Taps installed in the Tea Points. All new sanitaryware installed in all WC areas. A gas detection was also installed to monitor an existing Gas pipework routed through the Probation Service demise from the landlord’s plant room to an adjacent unit.
The electrical works included 2 no. new 3 phase distribution boards were installed with new power distribution installed throughout the floor. New Thorlux LED lighting was also installed throughout with the Thorlux control system to provide smart controls with the added energy efficiency functionally via presence detection and daylight dimming PIRs . A new L1 fire alarm system that was installed was an analogue addressable multi-zone c/w fully monitored automatic fire alarm control and indicator panel which also interfaced to all life safety systems. Due to the nature of the building, full new CCTV, Public address, Intruder Alarm, Public Affray, Access Control, and Induction Loop systems were installed. A completely new comms room was constructed which contained data cabinets for both general and security data connections, all structured cabling was installed with cat6a cable to the RJ45 outlet point supplying the access control, CCTV cameras and wireless access points throughout the project.
This complete refurbishment not only increased the office space but also significantly enhanced the building's mechanical, electrical, and security infrastructure, ensuring a modern, efficient, and secure environment for the Client's operations.
